Terms of service
Last updated: 24 October 2026 · Version 2026-10-24
1. Who we are
Golden Hour Estates (“we”, “us”) is a trading name of Niv Bretschneider, a sole proprietor registered in Israel. Contact: nivbret@gmail.com. These terms apply to every order placed on this website.
2. The service
We create a short cinematic film of a property (normally 25–30 seconds of property footage plus our opening logo animation and an end card) from photos you supply. We do not visit the property. Camera movement is generated with artificial-intelligence video models and then planned, edited and checked by a person. Each order includes:
- one film in two formats: vertical 9:16 and landscape 16:9 (MP4);
- a route map of the property on your private film page, where your photos allow it;
- licensed background music from our library;
- one revision round (section 6).
Because the motion is generated, films are visualisations, not recordings. Every film carries a small “AI visualisation” label, which you agree not to remove or crop when you publish the film.
3. Your photos and your responsibilities
- You confirm that you own the photos you upload or have permission from the photographer and the property owner to use them to create marketing videos, and that publishing the film does not infringe anyone’s rights.
- You confirm that the photos show no person who has not agreed to it, and no confidential information.
- You are responsible for the accuracy of any facts you ask us to show (price, size, rooms) and for complying with the advertising rules that apply to you.
- The quality of the film depends on the photos. We may tell you that a photo cannot be used, or suggest better ones.
4. Faithful to the property
We aim to keep rooms, layouts, finishes and views as your photos show them. We may tidy small details (for example clutter, a TV screen, a reflection of the photographer), improve light and colour, and extend a photo to fit the frame. We do not add rooms, pools, views or features that do not exist. If something in the draft does not match reality, tell us in your revision and we will correct it.
5. Price, payment and timing
- The price is shown on the website in USD, EUR or GBP, the currency you choose at checkout. We do not add Israeli VAT to orders from outside Israel. Business customers are responsible for any tax due in their own country (for example under the reverse-charge rules). PayPal may convert the amount to your card currency.
- You pay 50% as a deposit when you order and the remaining 50% after your draft is ready. Payments are processed by PayPal; we never see your card details.
- We deliver the first watermarked draft within 3 business days (Sunday–Thursday, Israeli time) after we receive your deposit and usable photos. If we need more or better photos, the clock starts again when we receive them.
- The clean, unwatermarked files are released once the balance is paid.
6. One revision round
After you see the draft, you can request one round of changes in a single message: for example redo a shot, change the order of spaces, replace the music, or correct on-screen text. We aim to deliver the revised draft within 2 business days. Further rounds, new photos that require a new film, or changes beyond the original order are quoted separately before we start.
7. Cancellation and refunds
See our refund policy, which forms part of these terms. In short: the deposit is refunded in full if you cancel before production starts or if we do not deliver a draft; once production has started, the deposit is non-refundable.
8. Licence and ownership
- On full payment you receive a worldwide, perpetual, non-exclusive licence to use, copy and publish the film to market the property shown, on any channel, including paid advertising. You may trim it but not resell it as stock footage.
- The music is licensed for use inside the film only; you may not extract or reuse it separately.
- We keep the right to keep copies for our records. We only show your film in our portfolio or marketing if you allowed it when ordering or later in writing, and you can withdraw that permission at any time for future use.
- Until the balance is paid, the draft may only be used to review the work.
9. Liability
We provide the service with reasonable care and skill. To the extent the law allows, our total liability for any order is limited to the amount you paid for that order, and we are not liable for indirect losses such as lost sales or bookings. Nothing in these terms limits liability that cannot be limited by law, or your statutory rights as a consumer.
10. Delays and things outside our control
If an outage of our AI or payment providers, a national emergency or another event outside our reasonable control delays your film, we will tell you and deliver as soon as possible. If the delay exceeds 10 business days you may cancel and receive a full refund of what you paid.
11. Privacy
How we handle your data is explained in our privacy policy.
12. Law and disputes
These terms are governed by the laws of the State of Israel, and the competent courts of Tel Aviv-Yafo have exclusive jurisdiction, except that if you are a consumer you keep the protection of the mandatory laws of your country of residence and may bring a claim there. Please contact us first — most issues are solved in one email.
13. Changes
We may update these terms. The version you accepted when ordering applies to that order.
